Mini-valve leak under an HDB basin
A mini-valve leak is the small brass shut-off valve on the supply pipe under your sink, usually next to the flexible hose that feeds the tap. In HDB and condo bathrooms and kitchen sinks across Singapore, it is one of the most common slow leaks we are called to — and one of the easiest to make worse by taping over it.
This article is based on a recent HDB basin job. The before photo showed a leaking mini-valve and a rusty flexible hose. We do not publish the customer’s block or unit number.
What is actually leaking
Two parts fail together more often than people expect:
- The mini-valve — a compression joint where the spindle or the packing weeps. A quarter-turn valve that has not been turned in years can also seize or drip from the gland.
- The flexible hose — the braided or rubber hose from the valve to the tap. Once the metal braid or the nut starts to rust, it is on its way out. Rust at the nut usually means the hose has been weeping for a while, not that it just started.
If the mini-valve is dripping and the hose is rusty, replacing only the valve leaves you with a hose that will fail next. A competent plumber checks both before quoting.
Why you should not just tape it
Tape and sealant slow the visible drip without stopping the water. The water keeps travelling — into the vanity base, the plywood carcass, the floor screed, or down to the unit below. In an HDB flat, that is how a S$80 valve turns into a ceiling complaint from your neighbour and a much larger repair. Left long enough, a soaked base also grows mould behind the cabinet, which you usually only smell.
What a proper replacement involves
- Isolate the supply — the mini-valve itself if it still turns, or the unit's main.
- Drain and check the pipe for corrosion beyond the valve. Very old pipe may need a short section replaced.
- Replace the mini-valve and the flexible hose together where the hose shows rust or hardening.
- Pressure-test the joint and check the rest of the basin supply for weeping before leaving.
- Tell you what to watch in the first week — a dry tissue test at the joint is enough.
When to call rather than DIY
If the valve will not close, if the pipe moves when you turn it, if the joint is behind a fixed cabinet panel, or if water is already spreading — stop and get it looked at. - Is a mini-valve leak urgent?
- It is not a burst pipe, but it is not a wait-a-month item either. Slow leaks damage cabinets and ceilings quietly. Have it replaced within days, not months.
- Can I just replace the washer?
- Sometimes the gland packing or washer is the fault and the body is sound. Often the valve is corroded or seized and the whole mini-valve is replaced. We inspect before deciding.
